Replacement Roofing: crew tearing off a worn commercial roof down to the deck

JBN Roofing of Texas · A Division of The JBN Group, Inc.

Replacement Roofing

When the old roof is worn out, we take it off and put a new one down right.

Replacement Roofing is the full removal and replacement of a worn-out or damaged roofing system on a commercial property. JBN Roofing of Texas replaces roofs on industrial buildings, shopping centers, schools, restaurants, and other commercial structures across North Texas. The work starts with a detailed inspection of the existing roof, so the damage is measured and the right materials are chosen before anything is torn off. From our Denton office, the roofing team can be reached at 469-340-0838.

It starts on the roof, not on paper

Replacement Roofing Starts With a Hard Look at the Old Roof

Nobody can price a replacement honestly from the parking lot. The existing roof has to be read first.

Every replacement project begins with a detailed inspection of the roof that is already up there. We check the membrane or surface for wear and damage, probe for wet insulation under it, look at seams, edges, and flashings, and judge how much service life is really left. That inspection settles the first question: whether the roof can still be repaired, or whether the money is better spent replacing it outright.

When replacement is the right call, the inspection also drives the design. Deck condition, drainage, insulation state, and the building's use all point to the materials and build-up the new roof needs. A school, a shopping center, and a food plant do not beat their roofs up the same way, and the replacement should not treat them as if they do.

Get the inspection first. Call 469-340-0838 and we will tell you plainly which side of the repair-or-replace line your roof is on.

Roofing Services Around a Full Replacement

A replacement sits in the middle of a commercial roofing program: the inspection that calls for it, the systems it can be built with, and the care that keeps the new roof young. Every service below is performed by JBN Roofing of Texas crews and priced the same way, in writing, before work begins.

Why tear it off at all

Six Things a Full Replacement Fixes That Patching Cannot

A patch treats one spot. A replacement rebuilds the whole system, layer by layer, and each layer fixes something a surface repair never reaches.

01

The Worn-Out System Itself

When the membrane or surface is at the end of its life, leaks stop being events and become a pattern. Replacement ends the pattern instead of chasing it.

02

Wet Insulation Underneath

Insulation that has soaked up water stops insulating and starts rotting the assembly from inside. Tear-off exposes it, and it comes out with the old roof.

03

Deck Damage Nobody Could See

A soft, rusted, or broken deck hides under the old roof until the day it fails. With the old system off, the deck is repaired or upgraded before the new roof covers it.

04

A Waterproofing Layer Past Its Prime

The waterproofing under the surface does the quiet work, and it ages out like everything else. Replacement puts a new, continuous waterproof layer over the whole field.

05

Energy the Building Was Losing

Fresh insulation in the right build-up restores the roof's part in the building's energy performance, instead of heating and cooling the outdoors through a tired assembly.

06

Structural Integrity, Restored

A sound deck, sound insulation, and a sound surface work as one structure again. The building gets back the protection the original roof was supposed to give it.

The new system

High-Performance Materials, Matched to the Building

The replacement is built from the systems that suit the structure, its slope, and the work the building does.

Most commercial replacements land on one of three families. TPO gives wide, low-slope roofs a welded, reflective single-ply surface. Metal gives long-service buildings a hard, low-maintenance skin. Modified bitumen gives heavy-traffic flat roofs a thick, layered build that shrugs off foot traffic and weather. PVC, EPDM, and built-up roofing fill the cases the big three do not fit.

The inspection makes the call: what the deck can carry, how the roof drains, and what the building holds all feed the choice, so the new system is picked for this roof and not pulled from a habit.

  • TPO for welded, reflective low-slope fields
  • Metal for long-service, low-maintenance buildings
  • Modified bitumen for heavy-duty flat roofs
  • PVC, EPDM, and built-up systems where they fit best

How the replacement runs

Off Comes the Old Roof, Then the New One Is Built in Layers

Replacement is a sequence, and the order matters: nothing new goes down until what is under it is sound.

Once the old roofing system is removed, the exposed deck is inspected piece by piece. Sections that are damaged or weak are repaired, and the deck is upgraded where the new system needs more from it. Over the sound deck goes a new waterproofing layer, then insulation in the build-up the design calls for, then the high-performance roofing material itself, seamed, fastened, and flashed across the whole field.

Built in that order, the finished roof is secure and weather-resistant as one assembly, and it supports the two things owners feel every month: long-term performance with fewer surprises, and energy savings from a roof that insulates the way it was meant to.

  • Old system removed completely, down to the deck
  • Deck repaired or upgraded where the tear-off exposes damage
  • New waterproofing layer and insulation as one build-up
  • Roofing material seamed and flashed across the field
  • Finished roof walked and photographed at the end

1

Inspect the Existing Roof

The old roof is checked for damage and wear, and the right replacement materials and design are determined from what the inspection finds.

2

Price It in Writing

One written price covers the tear-off, deck work, and the new system. The owner approves the full scope before the first section comes off.

3

Tear Off and Rebuild

The old system is removed, the deck repaired or upgraded, and the waterproofing, insulation, and new roofing material installed in sequence.

4

Walk It and Document It

The finished roof is walked end to end, photographed, and handed over with a record of what was installed and what the deck needed.

How the work is staged

The Roof Comes Off in Sections, Never All at Once

A building under a replacement still has people, stock, and equipment inside it. The staging protects all three.

Replacement work is planned in sections sized to what the crew can tear off and dry in during the same work period, so the building is never left open to the sky overnight. Debris comes off the roof and off the property as the job moves, and the areas below the work are kept in mind at every step, from the first tear-off pass to the final walk.

Replacement Roofing FAQs

How do I know my commercial roof needs replacement instead of repair?

The signs are pattern and condition: leaks that keep coming back in new places, a surface at the end of its service life, wet insulation under the membrane, or repairs that cost more each year and hold less time. A repair makes sense when the system underneath is still sound. When it is not, patching spends money without buying time, and JBN Roofing of Texas will tell you which side of that line your roof is on after inspecting it.

What kinds of buildings do you replace roofs on?

Commercial properties of most kinds: industrial buildings, shopping centers, schools, restaurants, warehouses, offices, medical facilities, and churches. The process is the same on each one: inspect the existing roof, determine the right materials and design, remove the old system, repair or upgrade the deck as needed, and install the new roof in layers.

What roofing materials can a replacement use?

The high-performance systems we install most are TPO, metal, and modified bitumen, with PVC, EPDM, and built-up roofing used where they fit the building better. The choice comes out of the inspection: deck type, slope, drainage, and how the building is used decide which system will perform longest on that roof.

What happens to the old roof and the deck under it?

The old roofing system is removed completely and hauled off. With the deck exposed, damaged or weak sections are repaired, and the deck is upgraded where the new system requires it. Only then do the new waterproofing layer, insulation, and roofing material go down, so nothing failing is buried under the new roof.

Can the building stay in use during a replacement?

The work is staged in sections, sized so what gets torn off gets dried in during the same work period, and the building is not left open overnight. Owners and managers get the staging plan before work starts, so the areas in use and the areas under work are agreed in advance rather than discovered on the day.

How is a roof replacement priced?

After the inspection. Roof size, the condition the tear-off is expected to find, the deck work involved, and the system chosen all feed one written price for the full scope, approved before tear-off begins. If the opened deck shows damage beyond what the inspection could see, that change is priced and approved in writing before it is done.
