EPDM Roofing
Rubber sheets. Sealed seams.
EPDM roofing is a synthetic rubber single-ply system: huge flexible sheets, seams joined with seam tape and rolled tight, every detail flashed by hand. JBN Roofing of Texas installs it fully adhered or mechanically attached to fit the building, and prices the whole system once, in writing, before the first sheet is unrolled. The rubber question
EPDM Roofing Lives at Its Seams
An EPDM sheet itself is remarkably tough: rubber that stays flexible in a January cold snap and shrugs off decades of sun. Roofs in this material rarely fail in the middle of a sheet.
They fail where sheets meet. EPDM seams are not welded like thermoplastics; they are joined with primer and seam tape, and the joint is only as good as the cleaning, priming, and rolling that built it.
So seam work here is slow on purpose: surfaces scrubbed, primer flashed off to the right tack, tape set without fishmouths or wrinkles, and the finished seam rolled hard and checked by hand.

From deck to finished rubber
Six Steps of an EPDM Roofing Installation
The build order is sheet discipline: prepare, lay, seam, flash, secure, check.
Prepare the Surface
The deck or the approved existing surface is cleared, dried, and checked, because everything above it bonds or fastens to what this step leaves behind.
Lay the Insulation
Insulation boards go down tight and are fastened or adhered to the pattern the attachment design calls for across the whole field.
Set the Sheets
Oversized EPDM sheets are unrolled and left to relax flat, positioned so seams land where they can be built cleanly and kept out of traffic paths where possible.
Build the Seams
Each overlap is scrubbed, primed, taped, and rolled under firm pressure, then checked by hand for fishmouths, wrinkles, or lifted edges.
Flash the Details
Pipes, curbs, corners, and drains are flashed with formed rubber pieces and tape, worked in by hand until each detail sits flat and sealed.
Walk and Verify
The finished roof is walked seam by seam, repairs are made on the spot, and the building gets a rubber roof that is checked, not assumed.
The Standard
An EPDM roof is finished when every seam has been rolled and hand-checked, every detail flashed flat, and the whole field drains the way the drawing said it would.

The repair question
EPDM Repairs Are Primer, Patch, and Pressure
Rubber patches beautifully when the work is done right: the area is scrubbed, primed, and a patch of EPDM is set in tape or adhesive with rounded corners, then rolled hard across its whole face.
Done wrong, it peels. Repairs fail when the surface was dirty, the primer was rushed, or the patch went down square-cornered and unrolled. Age matters less than preparation; old rubber takes a patch well when it is cleaned back to sound material.
Punctures from dropped tools and sharp debris are the usual call on this material, and they are found on a walk of the roof, fixed the same visit when the damage is what it appears to be.
- Patches with rounded corners
- Primer flashed to proper tack
- Every repair rolled hard
- Seams re-checked during repairs

The honest fine print
What EPDM Roofing Asks of Its Owner
EPDM is a proven, economical membrane with two honest demands, and they get stated before the contract is signed.
First, the seams are a maintenance point. They are built to last, but unlike a welded seam they are a joined seam, and a periodic inspection that includes the seams is how small lifts get caught while they are still a tube of primer away from fixed.
Second, rubber and petroleum do not mix. Grease, oils, and solvents soften EPDM, so kitchen exhaust and chemical exposure change the recommendation. Where grease rules the roof, a different membrane gets recommended instead, in writing, before any sheet is sold.
- Seams on the inspection list
- Grease exposure stated up front
- Repairs in matching rubber
- No years promised, proof provided

Prepare the Ground
Deck and surface are cleared, dried, and verified before sheets move.

The attachment question
Adhered, Fastened, or Ballasted: Choosing Honestly
EPDM can go down three ways: glued fully to the insulation, fastened mechanically at the seams, or held by ballast. Each has honest trade-offs in cost, wind performance, and how the roof is serviced later. The written scope here names which system your building is getting and why it fits the deck and the budget, so the choice is a decision you made with the facts, not a default you discover at the first repair.

EPDM Roofing FAQs
What is EPDM roofing?
EPDM is a synthetic rubber single-ply membrane used on low-slope commercial roofs. It comes in very large sheets, so a roof has fewer seams than most systems, and it stays flexible in cold weather that makes some materials brittle. Those seams are joined with primer and seam tape rather than heat.
How are EPDM seams made, and do they hold?
A seam is scrubbed clean, coated with primer, joined with seam tape, and rolled under firm pressure. Built that way and kept on an inspection schedule, taped seams serve for the life of the roof. Built dirty or rushed, they lift, which is why every seam here is hand-checked before the crew leaves.
Can EPDM be repaired?
Yes, and it is one of the easiest membranes to repair well. A puncture is cleaned, primed, and patched with EPDM set in tape or adhesive, corners rounded and the patch rolled hard. Most repair calls on this material are punctures from traffic and dropped tools, fixed in a single visit.
Where does EPDM not belong?
Over grease and petroleum. Kitchen exhaust, oils, and solvents degrade rubber, so on restaurant roofs and chemical-heavy buildings a grease-resistant membrane is the honest recommendation. That call is made during the inspection, and it is made in writing, before anything is sold.
How long does an EPDM roof last?
The rubber itself is famously durable in sun and cold, and roofs in this material serve for decades when seams are maintained. Rather than promise a number of years, the scope names the sheet and the attachment, seams are hand-checked at handover, and inspections keep the joined seams honest over time.
What does EPDM roofing cost?
It is priced as one system in writing: surface preparation, insulation, sheet size, attachment method, and flashing detail all move the number. EPDM is often the economical single-ply choice, but a price quoted before the deck is read and the attachment chosen would be leaving out the facts that decide it.
